After a delay of 15 years, 1.5km road to decongest Pari Chowk gets green light
Noida: A 1.5km stretch between LG Chowk and Knowledge Park 3 has finally received clearance after a 15-year wait, following a breakthrough agreement between Greater Noida Authority and Super Cassettes Industries Ltd (T-Series).
The Authority has secured in-principle approvals for the Rs 31-crore project, which will feature a modern six-lane road designed to unclog the crucial junction of Pari Chowk and improve connectivity between the city's knowledge hubs.
The design, officials said, includes three lanes in each direction, along with service roads, a central verge, and a drainage system.
"This project marks a significant milestone in Greater Noida's development. Once completed, it will substantially improve connectivity between Knowledge Parks 1, 2, and 3, while reducing traffic congestion at Pari Chowk," said additional CEO Sreelakshmy VS.
The construction of the road, set to begin soon, is expected to be completed within six months.
Development authorities in Gautam Budh Nagar have embarked on different connectivity projects designed to handle a possible surge in traffic after the launch of the Noida International Airport. The state govt has planned another expressway for Noida along the Yamuna. The project to decongest Pari Chowk is part of the plan as well.
The road project's delay is the result of a dispute involving 196 acres in Namoli village, owned by T-Series since the 1980s. The land, initially purchased for industrial use before Greater Noida Authority was established in 1991-92, was later designated for institutional use in the master plan. This change involved the construction of a 60-metre wide road corridor, which was delayed because of the prolonged standoff over land.
A single-lane carriageway — built over 15 years ago in 2010 — exists currently, but struggles to handle two-way traffic, creating safety hazards and severe congestion. The completion of this road has become increasingly crucial with the construction of a new bridge over the Hindon, which will connect LG Chowk with Noida sectors 146 and 147.
The deadlock over the land was finally broken through multiple rounds of negotiations between Authority CEO Ravi Kumar NG and the T-Series management. The settlement will allow T-Series to retain 40% of the undeveloped land against external development fees, while the Authority will acquire the remaining 60% at current circle rates.
The agreement involves FAR and regulations from 1992, but the prevalent charges for land purchase. This project is expected to also boost the development of institutional projects in Knowledge Park 3, which had been partially stalled because of land ownership issues.
"This road will serve as a crucial artery connecting educational institutions, technology parks, and upcoming residential areas. It's designed to significantly reduce traffic pressure on existing routes and enhance overall connectivity in the region," an Authority official said. The project, part of the Greater Noida master plan for 2021 and 2041, is yet to get a final approval from the state govt. Officials said the layout map was being readied and formal agreements processed.
